All you have to do is fill in a Training Agreement and a Training Programme Enrolment then post them to us with your proof of identity and residency.
Your Training Agreement is your commitment to the TEC that you will carry out your training in your real estate office and complete your national qualification.
Your Training Programme Enrolment details the national qualification you intend to complete.

1. REAL ITO has moved under the auspices of multi-industry ITO, ETITO. This means we can continue to provide trainees and firms with the support needed to achieve national qualifications.
2. ETITO is an Industry Training Organisation (ITO) pursuant to the Industry Training Act 1993 (the Act).
3. As an ITO, ETITO manages the delivery of training.
4. REAL ITO has developed the terms for the assessment of trainees for the training programme and assessment for the National Certificate in Real Estate (Salesperson), National Certificate in Real Estate (Branch Manager), and National Diploma in Real Estate (Agent). The details of that training programme and assessments can be found here. REAL ITO/ETITO is not involved with the delivery of the training.
5. By completing the Training Agreement and Programme Enrolment, the employer/agent and trainee have requested the assessment be provided by REAL ITO/ETITO to enable the trainee to do the training programme.
6. The Training Agreement and Programme Enrolment does not alter the terms and conditions of the fixed term employment agreement between the employer/agent and the trainee.
7. If a trainee is not currently licensed as a salesperson, branch manager, or agent, then the trainee cannot be employed or engaged as a salesperson until they are fully licensed as a salesperson under the Real Estate Agents Act 2008.
8. If a trainee is not currently licensed as a salesperson, branch manager, or agent, then the enrolment and training agreement allows the trainee to train to gain the salesperson licence, but does not allow the trainee to carry out any real estate agency work as defined under the Real Estate Agents Act 2008.
When you sign your Training Agreement with REAL ITO/ETITO we will require some additional details that are needed to meet the requirements of the Tertiary Education Commission (TEC), which is the government agency that funds industry training. This information supports TEC’s planning and monitoring and ensures funding is allocated to eligible trainees only.
Each REAL ITO/ETITO Training Agreement is accompanied by an REAL ITO/ETITO Training Programme Enrolment which sets out the training programme the trainee will be enrolling in.
To complete the Training Agreement employers must verify that their trainees are legally eligible to work and train in New Zealand.
The three eligibility criteria are:
- Employment status
- Residency status
- Age.
Employers will be required to ensure that the relevant verified documents proving a trainee’s eligibility, accompany the Training Agreement when it is returned to REAL ITO/ETITO. Click here for a checklist.
Trainees will have to provide documentation that they are eligible for industry training to their employer (if they have not already done so).
Trainees must have an employment contract to cover the full term of the Training Programme. Trainees must be legally able to work and study in New Zealand. Trainees must also meet the age criteria for industry training (employees should be 16 years or older).
REAL ITO/ETITO staff can sight the original document or a verified copy of the document can be provided to REAL ITO/ETITO of the following:
- Contract of employment
- Contract of service (for self-employed contractor).
A verified copy of either of the following documents will be needed:
- New Zealand Passport
- New Zealand Birth Certificate
- New Zealand Citizenship Certificate
- Permanent New Zealand Residency Visa – to be supplied with a verified copy of current passport
- Work Visa with Variation of Conditions – to be supplied with a verified copy of current passport (must cover expected term of the Training Programme).
For an organisation with numerous trainees the simplest way is for REAL ITO/ETITO to work with staff who will act as verifiers and set up the process. All they will need to do is verify one of the documents listed above and provide REAL ITO/ETITO with this copy alongside the signed Training Agreement.
Some companies may already hold the information required in their Human Resources department.
A verified document is a photocopy that has been signed by a verifier as a true and accurate copy of the original.
A REAL ITO/ETITO staff member or REAL ITO/ETITO authorised verifier, Justice of the Peace, or a member of the New Zealand Police.
Any employee from the organisation the employers considers appropriate. This employee will need to be registered with ETITO to be an authorised verifier.
The first step is completing the REAL ITO/ETITO Authorised Verifier application form.
